Services

 

Standard rates depend on the level of service that you require and are agreed on at signing of the maintenance agreement. These charges can include:

One time Start-up fee $100 per unit1

Basic fee  $20 per unit per month2

Advertising package $5 per unit per month3

On call visitation and repair $30 for the first half hour and $25/hr thereafter (double time after hours).

General cleaning and maintenance contracts at $25/hr.

Finder’s fee $100 per unit rented (Waived with advertisement package)

Maintenance deposit starting at $500 per rental property.

Conflict package $10 per unit per month4.

 

 

Signing up is really quite simple. All we really need from you to get you started:

1)      Keys to the property if you have them

2)      A signed management agreement, giving us permission to enter the property and actively manage it (please call us and we can have one prepared for you, depending upon the level of services you want)

3)       A cheque or deposit in the amount of no less than $500.00 held in your name for maintenance emergencies, made out to Jaden Property Management.

If for any reason, you`re unsatisfied with our services, you may cancel at any time; just give us 30-days notice.

 

1One Time Start-up Fee

·         Taking pictures of the property

·         Assessing the property for damages and overall condition

·         Launching initial marketing campaigns for the property if vacant

·         Notifying tenants of change of management

·         Uploading client, property, insurance, and tenant info into our system.

·         This fee may be waived depending on the level of service that you require.

 

2Basic Fee

·         Rent collection, accounting and monthly reports

·         We provide and handle emergency maintenance calls

·         Other items referred back to the owner during regular hours.

 

 

3Advertising Package

·         Advertising and marketing for prospective tenant and lead follow up

·         Reference checks on prospective tenants

·         Property showings and open houses

·         The finder’s commission of $100 is waived.

 

4Conflict Resolution

Ø Tenant disputes, resolutions and negotiations

Ø Property Inspections on a quarterly basis

Ø Swift evictions with the assistance of our attorneys
